The approved use may be operated by non-resident employees, but must remain as part of a single combined residential/commercial use. To ensure the amenity of neighbours is maintained, all building work associated with the commercial use must be sited and constructed in accordance with the approved Plan of Development applying to the lot (refer to Council Approval REC13/0157 & MCU13/0241).
REC13/0157 & MCU13/0241 - Benefited Area Levy
Council has previously resolved to set a Benefited Area Levy for the higher than normal landscaping standard and level of service provided in Wise's Farm Mixed Use Development.
All properties will be subject to a Benefited Area Levy for higher than normal landscaping standard. This levy is expected to be between 10% and 20% of the value of the general rate with the actual value being set by Council annually based upon actual landscape costs.
REC13/0157 - Geotechnical
The parent development application relevant to this lot has incorporated extensive filling over marine sediments to achieve finished ground levels. Future developments within this lot is required to undertake further geotechnical investigations to determine the type of foundations required for future structures.
REC13/0157 & MCU13/0241- Acoustic Covenant
This lot is affected by road traffic noise and is subject to a covenant that requires buildings to be constructed with building treatments to minimise the intrusion of noise. The application for Building Works over this lot must include the building treatments in accordance with the covenant terms and the Acoustic Covenant Plan attached to the covenant documents.
